What to Write in a Housewarming Card (and What to Bring)

What to write in a housewarming card for friends, family, neighbours and colleagues, plus short new-home quotes and simple gift etiquette.

You have the card, the pen is in your hand, and all you can think of is “Congratulations on your new home!” That’s fine, but it can feel a little thin for people you care about. Here is what to write in a housewarming card for every kind of relationship, plus some simple etiquette for the first visit, so you arrive with the right words and the right thing in your hands.

A simple formula that always works

Most good housewarming messages have three parts:

  1. Congratulate them on the move, the keys or the first night in.
  2. Say one specific thing: something you know about them, the house, or what it took to get there.
  3. Look forward to the life they will have there, or to your first visit.

For example: “Congratulations on the new place! After all those viewings, you’ve found one with a proper garden at last. Here’s to summer evenings out there, and I’m bringing the wine.”

What to write, by relationship

Close friends

  • “You did it! I can’t wait to see you make this place completely yours. Save me a spot on the sofa.”
  • “From flat-share chaos to your own front door. So proud of you. Here’s to many dinners round your table.”

Family

  • “Wishing you every happiness in your new home. May it be full of noise, laughter and Sunday lunches.”
  • “A new house, the same lovely you. We can’t wait to make memories there with you.”

Neighbours

  • “Welcome to the street! We’re at number 12 if you need anything at all, from a ladder to a recommendation for a plumber.”
  • “So glad to have you next door. Do pop round for a cup of tea once the boxes are unpacked.”

Colleagues

  • “Congratulations on the move! Wishing you a smooth unpacking and many happy years in the new place.”
  • “Best of luck with the new home. I hope the commute is kinder too!”

First-time buyers

  • “Your own keys at last! All that saving was worth it. Welcome to the world of DIY and arguing about paint colours.”
  • “Congratulations on your first home. It’s the start of something lovely.”

A couple moving in together

  • “To your first home together: may it be full of love, good food and fair shares of the washing up.”

Short new-home quotes to borrow

  • “Be it ever so humble, there’s no place like home.” John Howard Payne
  • “Home is where one starts from.” T. S. Eliot
  • “Where we love is home, home that our feet may leave, but not our hearts.” Oliver Wendell Holmes Sr.
  • “The ache for home lives in all of us.” Maya Angelou
  • “Home is the nicest word there is.” Widely credited to Laura Ingalls Wilder.
  • “A house teaches long before anyone inside it opens a book.” Time’s Richest Harvest

Write the quote first and your own message underneath, or slip it in as a closing line.

Housewarming gift etiquette

You don’t have to bring a big present. A housewarming gift is a gesture, and something small and thoughtful is usually best. Good options:

  • Things that get used up: good coffee, a bottle of wine, nice olive oil, local treats.
  • Something living: a hardy houseplant or herbs for the kitchen windowsill.
  • Something practical: a takeaway voucher for the first chaotic week, a toolkit for first-time buyers, or a list of the best local places if you know the area.
  • Something for the walls: only if you know their taste well. Otherwise, a voucher lets them choose.

A few unwritten rules: let them decide whether to give you a tour; don’t comment on what needs doing to the house; don’t stay too long if they are still unpacking; and if it’s a party, offer to help clear up. A thank-you card isn’t expected for housewarming gifts, so don’t hold one against them.

What not to write

  • Comments about the price or the mortgage.
  • “Bet you’ll be moving again in a few years!”
  • Jokes about the area, however well meant.

If you’d like a reminder on the wall

If you do know their taste, one line about what a home is for can make a lasting gift.
